  • Rental valuation with comparable leases
  • Professional photos, floor plan and description
  • Listing with a DLD advertising permit on the main portals
  • Promotion to our tenant database and relocation contacts
  • Accompanied viewings, including video viewings

Dubai rental rules, explained

Ejari

Every tenancy must be registered with the Dubai Land Department through Ejari. It protects both landlord and tenant and is needed for utilities and visas.

Renewals and notice

If either side wants to change the rent or terms at renewal, they must give at least 90 days’ notice before the lease ends.

Rent increases

Increases are governed by the DLD rental index. There is no increase if the rent is within 10% of the average market rent, and the allowed increase rises in steps up to 20% when the rent is more than 40% below the market.

Taking the property back

To end a tenancy at expiry so you can sell, live in the property or renovate it, the law requires 12 months’ notice delivered through a notary public or registered mail.

Security deposits

Deposits are customarily 5% of the annual rent for unfurnished homes and 10% for furnished homes, returned at the end of the tenancy less any agreed deductions.

Questions

Property management, answered

What does a property manager do in Dubai?

A property manager finds and checks tenants, prepares the tenancy contract and Ejari, collects rent, arranges repairs and maintenance, inspects the property, handles renewals and notices, and keeps the owner informed with statements and reports.

How much does property management cost in Dubai?

Fees depend on the property and the services you choose — from tenant-finding only to full management. Your property manager explains the options and confirms the fee in writing before you sign.

Can my Dubai property be managed while I live in India?

Yes. Many of our owners live in India. You can sign up remotely or through a power of attorney, receive updates by WhatsApp, email or video call, and have rent sent to your nominated account.

How are rent cheques handled?

We collect the tenant’s post-dated cheques at the start of the tenancy, keep them safely, deposit them on their dates and follow up on any delay or bounced cheque.

Who pays for repairs and maintenance?

The owner pays for maintenance and repairs; tenants usually cover minor items under the contract. We agree with you how repairs are approved, and larger works go ahead only with your approval.

How do you choose a tenant?

We check identity, visa, employment and affordability, and we discuss every applicant with you before you accept them.

Can the rent be increased at renewal?

Only within the DLD rental index rules and with at least 90 days’ notice before the lease ends. We check your rent against the index each year and advise you.

Do you help with newly handed-over off-plan properties?

Yes — we can attend handover, inspect for snags, follow up defects with the developer, set up utilities and service charges, and find your first tenant.

Can I switch to Arabzone if my property is already tenanted?

Yes. We take over the existing tenancy, collect the remaining cheques and documents, introduce ourselves to the tenant and manage from there.

Do you manage holiday homes?

We advise whether short-term letting suits your property and compare it with long-term renting. Holiday homes in Dubai need a Department of Economy and Tourism permit and a licensed operator.

Do you manage a portfolio of several properties?

Yes. Portfolio owners get one property manager, consolidated statements across all units and a single point of contact for every tenancy.

What do owner reports include?

Rent received and deductions with invoices, tenancy and cheque status, maintenance carried out, inspection findings and any decisions we need from you.
