Buy property in Dubai from India, with every step handled.

Why Dubai

Why Indian families buy in Dubai

Full ownership

Foreign buyers can own homes outright in Dubai’s freehold areas, registered with the Dubai Land Department.

A Golden Visa route

A property investment of AED 2 million or more can qualify you and your family for a 10-year UAE residence visa.

Close to home

Direct flights connect Dubai with Kochi, Kozhikode, Thiruvananthapuram, Mumbai and most Indian cities.

No annual property tax

Dubai charges no yearly property tax. Indian tax residents still report rental income in India, so plan with your CA.

Questions

Money and paperwork, explained

Can I buy property in Dubai while living in India?

Yes. Foreign nationals, including Indian residents, can own property outright in Dubai’s designated freehold areas. You can complete the whole purchase remotely through a Power of Attorney, signed and attested in India.

How much money can I send from India to buy property?

Under the Liberalised Remittance Scheme (LRS), each resident individual can remit up to US$250,000 per financial year (April to March). Family members can each use their own limit to buy together, and off-plan payment plans let you spread remittances across years.

Will I pay TCS when I send money for a Dubai property?

Banks collect Tax Collected at Source (TCS) at 20% on LRS remittances above ₹10 lakh in a financial year. It is not an extra cost: you can claim it against your income tax when you file your return. Confirm your own position with your chartered accountant.

Can I get a Dubai mortgage as a non-resident Indian?

Yes. UAE banks lend to non-residents, typically up to about 60% of the value for ready homes and about 50% for off-plan. Exact terms depend on the bank and your income profile.

Does buying property give me a UAE Golden Visa?

Property worth AED 2 million or more (in total, as certified by the Dubai Land Department) can make you eligible for the 10-year Golden Visa. Off-plan and mortgaged homes can qualify. In joint ownership, your own share must be worth AED 2 million.

What does buying cost on top of the price?

Plan for the 4% Dubai Land Department transfer fee, registration and trustee fees, and on ready or resale homes the agency fee (usually 2% plus VAT). Use the calculator on this page for an estimate in rupees.

Do I need to travel to Dubai?

No. Many of our India clients view homes on live video, sign through a Power of Attorney and visit only to collect the keys.
