Buying off-plan

Off-plan questions, answered

What does off-plan mean?

You buy a home before it is finished, directly from the developer, and pay in stages during construction under a payment plan. Prices are usually lower than for comparable ready homes.

Is my money protected when I buy off-plan in Dubai?

Payments go into a project escrow account regulated by the Dubai Land Department and are released to the developer as construction progresses. Your purchase is registered with the DLD (Oqood) from the start.

Can Indians and NRIs buy off-plan property in Dubai?

Yes. Foreign buyers can purchase in freehold areas, and the whole process can be completed remotely. Off-plan payment plans also help spread remittances across financial years under LRS.

Does an off-plan purchase qualify for the Golden Visa?

It can. Property with a DLD-certified value of AED 2 million or more, including off-plan, may qualify for the 10-year Golden Visa, subject to DLD and GDRFA approval.

Do I pay an agency fee on off-plan?

Usually not. When you buy directly from the developer through Arabzone, the developer normally pays our fee. You pay the 4% DLD fee and the developer’s admin fees.

Not sure which project fits?

Tell us your budget, whether you want rental income or a family home, and if the Golden Visa matters to you. We send a shortlist with prices in rupees.
