Who qualifies

You can apply for the 10-year Golden Visa if you own residential property in Dubai with a value of at least AED 2 million, as recorded by Dubai Land Department. The value is what counts — not how much you have paid.

  • Ready property: a title deed in your name worth AED 2 million or more.
  • Off-plan property: a purchase of AED 2 million or more from a developer and project approved for the scheme.
  • Mortgaged property: allowed. Earlier rules required a minimum amount to be paid off; reports in 2026 say this condition no longer applies, though your bank must issue a no-objection letter.
  • More than one property: several properties can be combined to reach AED 2 million.
  • Joint owners: each owner’s share generally needs to be worth AED 2 million; married couples who jointly own one qualifying property can apply together.

Your family

Golden Visa holders can sponsor their spouse and children, and the visa does not lapse if you spend long periods outside the UAE — useful if you live in India or elsewhere and visit Dubai.

Under AED 2 million? The 2-year investor visa

Dubai Land Department changed the rules for the 2-year property investor visa in April 2026, removing the previous AED 750,000 minimum value for sole owners. The property must be ready, with a registered title deed; off-plan homes do not qualify for this visa. Joint owners each need a share of at least AED 400,000.

How to apply

  1. Buy the property and register it with Dubai Land Department (title deed or Oqood).
  2. Obtain the DLD property valuation/ownership confirmation, and a bank no-objection letter if mortgaged.
  3. Apply through the Dubai REST app, a DLD Cube centre or the GDRFA/ICP channels, with passport, photo and proof of ownership.
  4. Complete the medical test and Emirates ID biometrics in the UAE.

Rules change and are applied case by case. Confirm your eligibility with Dubai Land Department, GDRFA or ICP before you rely on it — we will help you check before you buy.

Questions

Golden Visa, answered

How much property do I need to buy for a UAE Golden Visa?

Property worth at least AED 2 million, based on the value recorded by Dubai Land Department. It can be one property or several combined.

Can I get a Golden Visa with a mortgage?

Yes. Mortgaged property is accepted with a no-objection letter from the lending bank. Reports in 2026 indicate the earlier requirement to have paid a minimum share of the loan has been removed — confirm the current position with GDRFA or ICP before you apply.

Does off-plan property qualify for the Golden Visa?

Yes, if the purchase price is AED 2 million or more and the developer and project are approved for the scheme.

Do I need to live in Dubai to keep the Golden Visa?

No. Unlike standard residence visas, the Golden Visa is not cancelled if you stay outside the UAE for more than six months.

Can Indian citizens get the UAE Golden Visa through property?

Yes. Nationality does not affect eligibility; the same AED 2 million property rule applies. Indian buyers should also plan the remittance under LRS limits.
