Updated 29 October 2026 · refreshed every monthWhat happened this year
Dubai finished 2025 with its biggest year on record: more than 270,000 transactions worth AED 917 billion. The first quarter of 2026 kept that pace, with AED 252 billion of deals.
From March the market cooled. Regional uncertainty after the conflict involving Iran slowed buying, and monthly transactions from March to September averaged about a quarter below January and February. Home sales in the third quarter were down by roughly 38% in number and 47% in value on a very strong Q3 2025.
Prices have eased rather than fallen sharply. ValuStrat’s index was 3.1% lower in August than a year earlier — the first annual fall for villas since 2021 — and analysts estimate prices are 5–15% below their end-2025 level depending on the area.
Rents are softening
After years of steep increases, tenants now have more choice. Savills reports third-quarter apartment rents down about 12–13% in Dubai Marina and Business Bay and about 10% in JVC compared with a year earlier, and median asking rents on Property Finder fell from AED 135,000 in December 2025 to about AED 105,000 in September.
What it means for you
If you are buying to live in
This is the best negotiating position buyers have had since 2021. Sellers are more flexible on price and timing, and developers are competing with longer payment plans. Compare a ready home’s price with recent transfers in the same building before you offer.
If you are investing
Gross yields of around 6.5% are still well above most global cities, but model your returns on today’s lower rents, not last year’s. Off-plan remains most of the market; choose projects from established developers with escrow-protected payment plans and realistic handover dates.
If you are buying from India
Indian buyers remain the largest group of buyers in Dubai. A softer dirham-priced market and payment plans spread over several years fit well within the LRS limits for a family. See our India guide and rupee cost calculator.
If you are selling
Price to the market as it is now. Well-presented homes priced in line with recent transfers are still selling; overpriced listings are sitting. Get a free valuation based on recent transfers.
