Questions

Mortgages and costs, answered

How much deposit do I need to buy in Dubai?

UAE residents buying their first home under AED 5 million need at least 20% of the price (15% for UAE nationals). Above AED 5 million it is 30%, and for a second property it is 40%. Non-residents usually need 40–50%, and off-plan purchases with a mortgage need at least 50%. You also need about 6–7% of the price in fees on top.

What fees do I pay when buying a resale property?

The main costs are the Dubai Land Department transfer fee of 4% of the price, a title deed fee, the registration trustee fee, and agency commission (usually 2% plus VAT). With a mortgage add the mortgage registration fee (0.25% of the loan), bank arrangement and valuation fees.

Can non-residents get a mortgage in Dubai?

Yes. Several UAE banks lend to non-residents, usually up to about 60% of the value for ready homes and 50% for off-plan, with income documents from your home country. Approval terms vary by bank and nationality.

What is the maximum mortgage term in the UAE?

Up to 25 years, and the loan normally has to end before you reach 65 if employed or 70 if self-employed.

What is a good rental yield in Dubai?

Gross yields of 6–8% are common for apartments in established communities, with villas usually lower. Always look at the net yield after service charges, management and empty months — this calculator shows both.
