Dubai property market, October 2026: what the numbers mean for buyers
Transactions are still running at near-record levels, asking prices have flattened, and off-plan continues to lead. Here is what that means if you are buying in the next few months.
1. Activity: still near record levels
According to Dubai Land Department (DLD) data reported by Emirates 24|7, Dubai recorded 165,018 real estate transactions worth AED 574.12 billion between January and September 2026 — described as the second-highest nine-month total in the market’s history. September alone accounted for 16,490 deals worth AED 50.78 billion.
By the end of October, the year-to-date total had reached 181,866 transactions worth AED 625 billion, of which AED 412 billion were sales. Business Bay, Airport City (Madinat Al Mataar) and Al Yalayis 1 were among the busiest areas.
The year started strongly — DLD reported AED 252 billion of transactions in Q1, up 31% on Q1 2025 — and while some later quarters showed fewer sales than the 2025 peak, overall activity remains very high by historical standards.
2. October in detail: off-plan leads, ready homes cost less per square foot
An analysis of DLD open data for 1–29 October 2026 counted 11,027 registered sales worth about AED 31.9 billion. Off-plan made up 58% of sales (6,420), ready properties 42% (4,607).
The most useful number for buyers is the price gap. The median residential sale worked out to roughly:
| October 2026 (median) | Off-plan | Ready |
|---|---|---|
| Price per sq ft | AED 1,790 | AED 1,430 |
| Typical sale value | AED 1.25M | AED 1.83M |
| Typical unit size | ≈ 730 sq ft | ≈ 870 sq ft |
In other words, off-plan homes were selling for around 25% more per square foot than ready homes — but they are typically smaller and come with payment plans spread over construction.
Busiest areas in October
| Area | Unit sales | Off-plan share | Off-plan / ready (median per sq ft) |
|---|---|---|---|
| Jumeirah Village Circle | 754 | 52% | AED 1,615 / AED 1,260 |
| Madinat Al Mataar (Dubai South) | 572 | 100% | AED 1,705 / – |
| Business Bay | 401 | 28% | AED 2,730 / AED 1,910 |
| Majan | 305 | 83% | AED 1,420 / AED 1,330 |
| Arjan | 242 | 57% | AED 1,675 / AED 1,375 |
October figures are preliminary (data to 29 October) and will change slightly as late registrations are added. Per-sq-ft values are converted from per-square-metre medians and rounded.
3. Prices: steady, not overheating
Bayut’s Q3 2026 data shows asking prices holding steady: in affordable and mid-market communities, changes were largely under 3%, and in luxury segments mostly within 2%. A few examples of average asking prices per square foot:
- Palm Jumeirah (ultra-luxury apartments): AED 3,490, up 3.4% on the quarter
- Business Bay (apartments): AED 2,158
- Jumeirah Village Circle (apartments): AED 1,419
- DAMAC Lagoons (villas): AED 1,499
On the rental side, asking rents for mid-market apartments in JVC, Business Bay and Arjan softened slightly, with marginal corrections in Dubai Marina and Downtown.
4. What this means if you are buying now
- Compare off-plan with ready, unit by unit. A 25% per-square-foot premium can be worth it for a strong payment plan and a new building — or not, if a similar ready home nearby is available today. We show you both before you decide.
- There is room to negotiate on ready homes. With prices flat rather than rising, well-prepared buyers of ready mid-market apartments are in a better position than they were in 2024–2025.
- Use realistic rent assumptions. With mid-market asking rents easing, base your numbers on recent signed leases in the building, not on last year’s peak.
- Check the developer and the escrow. For off-plan, confirm the DLD advertising permit, project registration and escrow account — see our developers page and off-plan buying guide.
